Another Scandi build is now underway on the Mid Coast, NSW, progressing from delivery through to completion of the main Scandi installation stage.
The project is a Borealis granny flat in Wingham, being built on a more challenging sloping site with an elevated subfloor, making it a good example of how the Scandi prefab system can adapt to more complex site conditions.
Interestingly, every day the team worked on site included rain or showers, requiring the installation to be carefully planned around short dry weather windows.

Delivery to site
The prefab Scandi components were delivered from the Scandi Sydney warehouse to the Wingham site ahead of installation.
The delivery included pre-cut CNC-manufactured components ready for assembly on site.
Day 1 – Site preparation and wall installation
After several days of rain, the team used the first dry weather window to begin installation works.
Day 1 included:
- cleaning and preparing the site after wet weather
- predrilling the subfloor for electrical channels and tie-down steel rods
- unpacking pallets and staging components closer to installation areas
- installation of external and internal walls
- installation of windows and doors
By the end of Day 1, the structure had already begun taking shape on site.
Day 2 – Rafter installation and crane work
Day 2 focused on progressing the main structural assembly, including installation of the rafters using a crane on site.
Works included:
- crane-assisted rafter installation
- continuation of structural assembly
- installation of gables
- installation of tie-down rods
Wet conditions continued throughout the day, creating challenging site conditions during the installation process.
Day 3 – Ceiling installation and weather protection
During another short dry weather window, the team progressed internal structural works.
Day 3 included:
- installation of ceiling boards
- completion of tie-down rods
- installation of internal battens in bathroom areas for future tiling preparation
With more rain forecast, the structure was then protected using a 9m x 12m tarp to keep the building dry during the wet conditions.
Day 4 – Verandah structure and external battens
On Day 4, one person spent approximately half a day on site completing:
- installation of the verandah structure
- installation of external battens for cladding
With this stage complete, the main installation of the Scandi prefab components was finished the day, creating challenging site conditions during the installation process.
Week 1 Complete, Week 2 Underway
Following completion of the Scandi installation stage, local trades progressed electrical and plumbing rough-ins, wet area lining, insulation, roofing, and wrapping the building. The video concludes with footage from the first day of Week 2, where painting and waterproofing of the wet areas are underway.
